Smoke Alarm Requirements

Residential Tenancy (Smoke Alarms) Regulations 2022

  • Must comply with AS 3786
  • Photoelectric type recommended for residential properties
  • Hardwired with backup battery OR 10-year sealed lithium battery
  • Removable battery alarms do NOT comply
  • Must be tested and verified before the first day of each new tenancy
  • Required in every corridor associated with a bedroom + every storey without a bedroom

Urgent Repair Obligations

Residential Tenancy Act 1997

  • Electricity is classified as an essential service
  • Electrical faults requiring urgent repair must be addressed “as soon as practicable”
  • If the landlord or agent cannot be reached or doesn't organise repairs within 24 hours, tenants can authorise repairs themselves
  • General (non-urgent) repairs: owner has 28 days to respond

Safety Switches & Future-Proofing

  • Safety switches (RCDs) are not currently mandatory for existing Tasmanian rental properties, but CBOS recommends them on all circuits
