Rental Safety Checks

As a landlord or property manager in Tasmania, you have a duty of care under the Residential Tenancy Act 1997 to ensure your rental property is safe and fit for habitation. While Tasmania doesn't yet mandate periodic electrical safety inspections the way Victoria does, that doesn't reduce your legal exposure. If a tenant is injured or a fire occurs due to an electrical fault that could have been detected through reasonable inspection, liability rests squarely with the property owner.

Our rental safety checks go beyond a visual once-over. We test every circuit for insulation resistance and earth fault loop impedance, verify that safety switches trip within required timeframes, check smoke alarm compliance, and assess the condition of all accessible wiring, power points, and switches. The result is a detailed report that clearly identifies any issues, rates them by priority, and recommends corrective actions.

Many of our property manager clients schedule annual or biennial inspections as a standard part of their maintenance program — it's a small cost relative to the liability protection and peace of mind it provides. We can also coordinate smoke alarm checks and switchboard assessments at the same visit to minimise disruption to tenants.
